Why 99% of realtors are useless for duplexes (2-4 units)
Most agents only know single-family. They’ll send you garbage that doesn’t cashflow and waste your weekends.

How to find the 1% who get it

  • Ask everyone you know → “Who’s the best rental/investor agent in town?”

  • BiggerPockets → search “[your city] investor friendly realtor” → message the top 5

  • Local REIA meetups → walk in and ask “Who’s crushing duplex listings right now?”

Exact intro email I copy-paste to every realtor (use this word-for-word):


Subject: Pre-approved buyer looking for 2–4 unit owner-occupy deals Hi [Name],
I’m pre-approved, ready to move fast, and looking for 2–4 unit multifamily I can live in one side and rent the rest.
Price range: $150k–$250k
Goal: get under contract in the next 4–6 weeks Happy to work exclusively with the agent who brings me the best deals.
Can you send me anything on or off-market right now? Thanks!
