4. Do you offer 0% down programs? (If so, what’s the balloon term?)
5. Can I lock the rate today?
6. How long is pre-approval valid?
7. What documents do you need?
8. Do you allow rental income from the other unit to count toward qualification?
Thank you — I’ll compare 3 quotes and get back to you."
Yes - 0% down deals still exist in 2025 (community banks, credit unions, piggy-back 80/10/10, or physician-style programs).
I closed a $145k duplex with $0 down because the numbers crushed and I had no cash.
Just watch the balloon terms - some mature in 7–10 years which can be refinanced - talk with lender about the options!
