LESSON 1: CRAFTING OFFERS

First, read the market:

  • Hot market → aka Sellers Market, meaning a robust and competitive environment that heavily favors sellers. It is characterized by high demand from buyers and low inventory (a shortage) of homes available for sale.

  • Cold market → aka Buyers Market, meaning a surplus of available properties and limited buyer demand. This imbalance means sellers must compete to attract the few interested buyers, giving buyers significant leverage in negotiations. 

My simple offer formula:

  • First, use my ‘Max Offer’ tab in the rental calculator to determine your walk away prices.

  • Second, determine your current market, hot or cold - ask your relator!

  • If hot - move fast, escalation clause, near or at asking - don’t go over ‘Max Offer

  • If cold - start 20% below asking - use my Negotiation Playbook laid out in lesson 3 of this module! Stay tuned. we will talk about contingencies first!

  • Earnest money: $2,000 or 1 month mortgage pmt (refundable with contingencies)

  • Always have your walk-away price locked in before you submit, find your ‘Max Offer’, inside the Rental Calculator.

Real example
$200k listing in a hot market → I offered $200k with escalation to $210k → won the deal clean at 200k because I put the offer in the first week it was available.
Another deal (slow market) → listed $215k → offered $190k → accepted in 48 hrs.

Key rules

  • Never fall in love - the numbers rule

  • Your offer is only as strong as your contingencies (next lesson)

  • Know your max offer from the Deal Analyzer before you even call your realtor.
