Hot market → move fast, escalation clause, near or at asking
Slow market → start 20% below asking and feel them out
My simple offer formula
• Start 20% below asking if the numbers still work in your analyzer
• Earnest money: $2,000 or 1 month mortgage pmt (refundable with contingencies)

Real example
$200k listing in a hot market → I offered $200k with escalation to $210k → won the deal clean at 200k because I put the offer in the first week it was available.
