LESSON 1: CRAFTING OFFERS
First, read the market:
Hot market → aka Sellers Market, meaning a robust and competitive environment that heavily favors sellers. It is characterized by high demand from buyers and low inventory (a shortage) of homes available for sale.
Cold market → aka Buyers Market, meaning a surplus of available properties and limited buyer demand. This imbalance means sellers must compete to attract the few interested buyers, giving buyers significant leverage in negotiations.
My simple offer formula:
First, use my ‘Max Offer’ tab in the rental calculator to determine your walk away prices.
Second, determine your current market, hot or cold - ask your relator!
If hot - move fast, escalation clause, near or at asking - don’t go over ‘Max Offer’
If cold - start 20% below asking - use my Negotiation Playbook laid out in lesson 3 of this module! Stay tuned. we will talk about contingencies first!

Real example
$200k listing in a hot market → I offered $200k with escalation to $210k → won the deal clean at 200k because I put the offer in the first week it was available.
