I found my $200k duplex on-market in 3 weeks. Today, I’ll show you how to beat Zillow and find hidden gems even if they’ve hit MLS. Let’s hunt!

First Choose your type of property:

  • Turn-key → Move-in ready, higher price

  • Fixer-upper → $20k–$30k in repairs = instant equity

  • A Mix → I found a property where one side of the duplex was recently renovated (rented out right away) and the other side was in minor distress (Renovated that side: Paint, Flooring, Doors, & Trim).

Target areas near improving areas — this way rents stay strong.

Action #1: Pick Property Type and Location

  • Pick which option you’re going for, I recommend turn-key for your first rental! Maybe something that needs paint.

  • Pick 3 neighborhoods or locations and find 5 duplexes or multi-families. Get familiar with areas that are improving and keep away from areas you might not want to live.
