  1. List the unit

    • Zillow Rental Manager ($35 one-time app fee) → auto-syndicates to Zillow, Trulia, HotPads

    • Facebook Marketplace (free) → photos + short video walkthrough

    • One killer headline: “Updated 2-bed duplex - move in ready, fast maintenance”

  2. Screening (never skip)

    • Minimum: 600+ credit, 3× rent income, no evictions

    • Use Zillow’s built-in application + background check ($35/applicant — they pay)

  3. Lease

    • Always consult an attorney to set up your lease local to your city.

    • In the mean time - it’s possible to use the leases that were provided when buying the property.

      • Be cautious: I used a previous rental companies late fees and they were inconsistent with local laws and I lost in eviction court.

    • Key clauses I never budge on:
      • No smoking / no pets (or $500 pet fee)
      • Rent due on 1st, late fee on 5th (Consult attorney for specific details)
      • Tenant pays all utilities
      • 60-day notice to vacate
