Always consult an attorney to set up your lease local to your city.
In the mean time - it’s possible to use the leases that were provided when buying the property.
Be cautious: I used a previous rental companies late fees and they were inconsistent with local laws and I lost in eviction court.
Key clauses I never budge on:
• No smoking / no pets (or $500 pet fee)
• Rent due on 1st, late fee on 5th (Consult attorney for specific details)
• Tenant pays all utilities
• 60-day notice to vacate
